AI Power Campus · Czech Republic

50 MWe of AI compute, cogeneration-led.

Twelve MWM TCG 2032B V16 cogeneration units anchor a brownfield campus delivering electrons, cooling, and fiber to Frankfurt. The tenant brings the AI compute. We're seeking a JV partner to fund the powerplant build.

01 · What we offer

Power, cooling, fiber, pad.
Tenant brings the boxes.

Three things distinguish this project from any other AI-power play in Europe right now.

01 / 03

Power, cooling, fiber, pad.

49.5 MWe firm (N+1) from twelve MWM cogen units. Up to 52 MW thermal recovery for district heat or absorption cooling. Dual fiber to Frankfurt. Tenant brings the AI containers — SuperPOD-class, modular, hyperscaler-spec.

02 / 03

Scarce slot, real ground.

New TCG 2032B V16 orders today carry significant lead times. Our slot is locked. Brownfield site, already zoned industrial, factory hall under repurpose — no building permit required.

03 / 03

Operator, not a SPAC.

Karlin1AI principals have operated CHP plants in the Czech Republic since 2012. We hold the site, the gas contract, the MWM slot, and EIA Cat. II screening ready to file. Partner brings capital and tenant origination.

02 · Phased capacity ramp

Two phases
from first close to full N+1.

Phase 1 is six units online with tenant revenue active. Phase 2 brings the full N+1 fleet and steady-state district heat.

Risk & mitigation

EIA
Cat. II, ready to file at close. Statutory window well-defined; expected outcome "no further EIA required."
IPPC
Filed concurrent with EIA close. Not gating for first MW.
Grid
Cogen-led design allows islanded operation during commercial finalization.
Heat offtake
Carbon-story upside, not gating. Cogen economics work without heat sale.
Tenant LOI
Power-led, not tenant-led. Targets late-cycle hyperscaler procurement.
DC track record
Container-tenant model removes DC ops scope. SLA at switchgear handoff.
Scope
Powerplant turnkey scope frozen. MWM pricing locked. No DC shell CAPEX.
